ADULT COMMUNITIES 

MONROE TOWNSHIP ADULT COMMUNITIES 


The Adult Communities in Monroe Township are for people at least 55 years of age, with no others living in the home under the age of 48 years old permitted. Caregivers are exempt from these age restrictions. Residents who are younger than these age limits may own the home – either for family members who live there or for rental property - but are not permitted to reside there. These are regulations are enforced by the Township and not the individual associations. 

Homes in these developments vary from co-ops to condos, townhouses, or single family homes, and rentals are frequently available. Every Adult Community in Monroe Township has a security gate entry, Clubhouse with outdoor pool, and offers numerous social, cultural, and athletic activities for residents. Included in each communities monthly maintenance fees are lawn maintenance and snow removal. Homes designated as co-ops, condos and townhouses include roof and exterior building maintenance and homeowners insurance as well. Window repair or replacements are generally the responsibility of each individual homeowner. In addition, many Adult Communities provide free buses to local shopping and medical offices. Several of the communities have a golf course, both indoor and outdoor pools, a 24 hour nurse, and an on-site management office. 

Concordia 

Concordia is located at the intersection of Prospect Plains Road and Perrineville Road, adjacent to the Concordia Shopping Center. It is a luxury active Adult Community that offers contemporary single and multifamily residences around a recreation complex that includes a clubhouse with indoor and outdoor pools, recently renovated fitness center, saunas and whirlpools, lighted tennis courts and optional membership in a Champion designed 72-par 18 hole golf course. Each home is equipped with an Emergency Assistance Panel to alert security for police, fire, or medical emergencies, and there is a 24-hour nurse on site. In addition to the many social, athletic, and cultural activities is an arts & crafts room, greenhouse, billiards room, bocce and tennis courts. A television studio produces and broadcasts various programs to the residents. Concordia is about 25 years old. Homes here are condos, and both freestanding and semi attached townhomes. Every home includes a garage, and most of the garages are attached, many of the homes have a two car garage. There are no basements, but most of the homes are built above a crawl space. There are approximately 1900 homes in Concordia. 

Greenbriar at Whittingham 

Greenbriar at Whittingham is located at the intersection of Prospect Plains Road and Half Acre Road, adjacent to the Monroe Township Municipal Center. The community features a myriad of recreational amenities including a 30,000 square foot clubhouse with billiard room, ballroom, fully equipped exercise room with an indoor running track, indoor and outdoor pools, sauna and steam room, tennis and bocce courts as well as an on-site, year round restaurant. There are over 25 clubs and groups to join. There is also a 9-hole golf course for residents only. A 24-hour nurse is on site. Homes here are condos, and both freestanding and semi attached units. Every home includes a garage, most of which are attached, and many homes have a two car garage. Some homes have full basements, some have a second floor (some have both basement and second floor), and vary in age between 9 and 22 years old. There are approximately 1600 homes in Greenbriar at Whittingham. 

Regency at Monroe 

Regency at Monroe is located at the intersection of Buckalew Avenue and Hoffman Station Road. This is one of the newer communities in Monroe Township. The 26,000 square foot clubhouse offers both indoor and outdoor pools, an arts & crafts room, card and game rooms, a billiards room, library, business center and spring and summer grill room. Tennis and bocce courts as well as a children’s playground are here. Massages are available by appointment only in the on-site spa. Regency at Monroe boasts a new exercise building adjacent to the clubhouse with numerous pieces of state-of-the-art exercise equipment. The 9-hole Arnold Palmer designed golf course is available to residents only. Homes here are all single family and freestanding, with a two car garage. Some homes have basements, second floors or both. Construction began 6 years ago, and is anticipated for the next several years. There are currently about 650 homes with 1200 homes expected. 

Clearbrook 

Clearbrook is located at the intersection of Applegarth Road and Cranbury-Half Acre Road, adjacent to the several pharmacies on Applegarth Road. The community offers a full range of activities in the elegantly decorated 25,000 square foot clubhouse. Facilities include a billiards room, card room, exercise room, ballroom, library, ceramics room. A television studio and woodshop are also available, and there is a 24-hour on-site nurse. Two outdoor pools are also located here. A separate cultural center houses a multipurpose 1,000 seat auditorium used for numerous entertainment programs, meetings and religious gatherings. Set on 60 rolling acres, the Clearbrook Golf Course offers a 9-hole championship course. Buses to New York City depart from the main road just outside the gate from Clearbrook. Homes available here include condos in an elevator building, as well as semi-attached and freestanding homes. Garages vary between one and two cars, although some homes and the condos only offer assigned parking places. There are no basements, and only a few homes have two stories, and vary in age from 14 to 39 years old. There are approximately 2,000 homes here. 

Encore 

Encore is located on Prospect Plains Road a quarter mile east of Applegarth Road, and adjacent to the Wawa Shopping Center. Everything at Encore has been planned to provide residents with a home that keeps perfect time with their busy lives. The spacious clubhouse is the heart and soul of the neighborhood. There is a grand ballroom that is the Clubhouse’s crowning masterpiece, with plenty of space for community celebrations as well as other special occasions. A state-of-the-art fitness center, indoor and outdoor aquatic center, business center, library, lounge, café, billiard room , club room with media area, a card and game room and multi-purpose room available for the many arts and crafts that are offered as well as private parties. The New York City bus depot is located on Applegarth Road, a short distance away from Encore’s rear gated entry. Residences here are all single family homes with an attached 2 car garage. Many homes have a second floor with either 3 or 4 bedrooms and 3 full baths. There are no basements in any of the homes. One of Monroe Township’s newer developments, Encore’s almost 400 homes are approximately 5 years old. 

Rossmoor 

Rossmoor is located at the intersection of Forsgate Drive and Rossmoor Drive, one quarter mile east of Exit 8A of the New Jersey Turnpike and one quarter mile from Forsgate Country Club. The New England charm of the buildings includes large colonial chimneys and saltbox shapes, and offers the widest selection of homes of any of the Adult Communities. There are approximately 43 miles of winding sidewalks, and mature trees throughout the development. The hub of activity in the community is the clubhouse, newly redecorated in 2007-2008. Activities here include athletic, cultural and social programs as well as over 70 different groups, some independent, some a function of the Education and Recreation Department, some from the Faith Communities of the community. The fitness center, located in a separate building near the entrance to Rossmoor, has a very open feeling and allows users to look out the many back windows. It is one of the more popular community offerings. Once a month a certified personal trainer from the South Brunswick YMCA is available at no charge for any resident setting up an exercise program. There is also an 18 hole golf course located in Rossmoor, as well as heated outdoor pool, tennis, bocce and croquet courts. Homes range from coops and condos with assigned parking places or carports to larger, free-standing homes. Almost all of the homes are 2 bedrooms, with many 1 bedroom units available, as well as a very limited number of custom 3 bedroom homes. There are approximately 2,300 homes in the development, ranging in age from 24 to 45 years old.  

The Ponds 

The Ponds is located at the intersection of Union Valley Road and Union Valley-Half Acre Road, approximately 1 mile south of Prospect Plains Road. A large lake sits at the center of a nature preserve in this development, with winding streets surrounded by small park-like areas with gazebos surrounding many of the homes. A beautiful clubhouse features both indoor and outdoor pools, an exercise room, sauna, tennis courts, billiards, an arts and crafts room, game rooms. There are approximately 580 2 bedroom townhomes in The Ponds, both semi-attached and freestanding. A very few homes are 2 two story homes with 2 bedrooms, and only a few homes with only a 1 car garage, as most of them have a 2 car garage. There are no basements here. The Ponds homes were built between 1995 and 2000. 

Renaissance at Cranbury Crossing 

Renaissance at Cranbury Crossing is located on Cranbury Station Road approximately one-half mile west of Applegarth Road. Nestled amid scenic woodlands and preserved green spaces, Renaissance at Cranbury Crossing offers single family detached homes, glistering ponds, and superb recreational amenities. The community’s centerpiece is a lavish, 7,200 square foot clubhouse with a state-of-the-art fitness center, card and game room, billiard room, library and computer center. Outdoors are the bocce, shuffleboard and tennis courts, a large swimming pool, sundecks and patios, barbecue grill stations, an outdoor whirlpool, a large putting green with sand traps, and a playground for visiting grandchildren. Resale homes are available, although some new homes are still under construction as the community nears completion of the planned 182 homes. Building began in 2005, and there some 3 bedroom homes available, though most of the homes are 2 bedroom, all with a 2 car garage. There are no basements. 

Renaissance at Monroe 

Renaissance at Monroe is located off Route 33 East, one and a half miles east of Exit 8 of the New Jersey Turnpike. The 106 acre community is filled with multiple lakes and ponds, soaring fountains and lush landscaping. A 15,775 square foot clubhouse offers an indoor pool, state-of-the-art exercise facilities, ballroom, library and computer center, card room, multi-purpose room for arts and crafts, and an anticipated deli café. There are also tennis, bocce and shuffleboard courts, as well as a putting green along with outdoor pool and Jacuzzi. Grandchildren will enjoy the playground and wading pool. Built in 2004, numerous resale homes are available, with some new construction still available. Most of the single family homes are 2 bedrooms but there are many 2 story, 3 bedroom homes available. Many of the homes have a 2 car garage, but there are a few single garage homes. When completed there will be almost 350 homes in the development. 

Greenbriar at Stonebridge 

Greenbriar at Stonebridge is located at the intersection of Federal Road and Applegarth Road, adjacent to Monroe Township’s newest elementary school and close to new and anticipated shops and pharmacies. One of Monroe Township’s newer communities, construction began in 2006 and is ongoing, with approximately 950 homes expected by completion. The 41,000 square foot clubhouse has recently been completed and offers both indoor and outdoor pools, fitness center, arts and crafts room, library, ballroom, meeting rooms, card and game room and a computer center. Outdoor activites will also include bocce and tennis courts. Lennar, the builder of Greenbriar at Stonebridge, offers a unique concept of EI – everything included. Homes come with enhanced landscape packages, upgraded cabinets, GE appliances, granite countertops and more. There are both single family homes and semi-attached duplex homes currently available, all with a 2 car garage.  

Four Seasons at Monroe 

Four Seasons at Monroe is anticipated to open in 2010. The single family home designs will feature 2 and 3 bedrooms homes with a 2-car garage. Also planned for the 348 homes will be two community clubhouses, a state-of-the-art fitness center, an indoor pool (in the South Clubhouse only), 2 outdoor pools, a bocce court and putting green. 

ADULT COMMUNITIES IN THE MONROE TOWNSHIP AREA 

Four Seasons at Manalapan 

Four Seasons at Manalapan is located on Route 33 West, near the prestigious Battleground Country Club. This exciting and sophisticated adult community boasts the privacy and security of a gated entry. The homes at Four Seasons at Manalapan are single-family detached homes with 2 or 3 bedrooms and a 2-car garage. Several additional loft plans are available. Amenities at Four Seasons at Manalapan include a spectacular community lifestyle and recreation center, putting green, indoor and outdoor pool, sauna and whirlpool, tennis courts and serene walking trails through an on-site nature preserve. 

Cranbury Brook 

Cranbury Brook is located in Plainsboro, off Plainsboro Road. Toll Brothers’ Cranbury Brook, a charming active-adult community, offers the perfect blend of old-world charm and sophistication in an idyllic setting of walking paths and village green parks. A community clubhouse features card rooms, billiards, an exercise center, an outdoor swimming pool, and more. Both villas, which are single family homes with traditional architecture, and condos, in a 3 story elevator building, are available here. Most of Cranbury Brook has been completed, but some new construction homes are still available. 

Princeton Manor 

Princeton Manor is located on Route 27 in South Brunswick, one half mile south of Route 518. There are 8 different models available in this community, nestled in a serene private setting in South Brunswick Township. No matter what your interests, you will find the 11,000-square-foot clubhouse will be the centerpiece of the community with amenities to include a spa, tennis courts, billiards, outdoor swimming pool, bocce courts, fishing piers with gazebos, as well as jogging and bicycle trails when the approximately 350 homes are completed. Construction is continuing for several more years, although there may be some resale homes available.  

Enchantment at Hightstown 

Enchantment at Hightstown is located at the intersection of N. Main Street and Wykoff Mills Road. The entrance is highlighted by tree-lined streets and decorative street lamps with walking trails throughout the professionally designed landscaping. The 4,000 Square-Foot Clubhouse, where an invigorating social life and a resort-like ambiance set the stage for easy living, includes an outdoor swimming pool, tennis and bocce courts, billiards and sports room, cards room, multi-purpose room with catering kitchen, spa area with state-of-the-art fitness center, crafts/conference room and a library/business center. Construction is ongoing at Enchantment, but resale homes are also available. 

Elements at West Windsor 

Elements at West Windsor is located at the intersection of Old Trenton Road and San Marco Street, approximately one half mile from Princeton-Hightstown Road. This resort-like community of only 156 residences located near Princeton is surrounded by magnificent woodlands and beautiful farmland. The community includes a 10,000 square foot enrichment center, along with a comprehensive amenities including a private pond, boating and fishing dock, an amphitheater, indoor and outdoor swimming pools and a state-of-the-art exercise facility and tennis courts. 

Four Seasons at Cranbury 

Four Seasons at Cranbury is located off of Old Trenton Road near Hightstown Road. Built in 2004, there are many 2 and 3 bedroom homes here amongst the 136 homes, all with a 2 car garage. Amenities include a clubhouse with outdoor pool, jog and bike paths, billiards, arts and crafts, tennis, bocce and shuffleboard courts, a game room and computer center. There are only resale is available here now. 

Four Seasons at South Brunswick 

Four Seasons at South Brunswick is located on Georges Road at the intersection of Route 130 South in Dayton. The 192 homes are mostly 3 bedroom homes, with both 2 and 4 bedroom models available, all with a 2 car garage. The 7,000 square foot clubhouse includes an outdoor pool, jog and bike path, tennis and bocce courts, billiards, exercise room, computer center, game room and multi-purpose rooms. Built in 2006, there are only resale homes currently available. 

The Pointe at Turnbury 

The Pointe at Turnbury is located on Schalks Crossing Road near the intersection of Ridge Road in Monmouth Junction. Offering spacious semi-attached homes, a full array of amenities and an on-site activities director The Pointe at Turnbury has first-level master suites and beautiful, open floor plans, in either 2 or 3 bedrooms models, all with a 2-car garage. The centerpiece of this new community will be an impressive 7,500-sq.-ft. clubhouse with a yoga room, state-of-the-art fitness center, Grand Club Salon, game room, library and computer center. Outdoor amenities will include an outdoor heated pool and putting green. 

Riviera at East Windsor 

Riviera at East Windsor is located on One Mile Road near the intersection of Old Trenton Road and Princeton-Hightstown Road. Both 2 and 3 bedroom homes are offered, all with a 2 car garage. Riviera homeowners enjoy the 12,000 square foot clubhouse with indoor and outdoor pools, tennis courts, a state-of-the-art fitness center, bocce and shuffleboard courts and a billiards room. Riviera is 90% sold already, with time to select a custom built home, and resale homes are currently available. 

Villagio 

Villagio is located on Stouts Lane in Monmouth Junction near the intersection of Promenade Blvd and Route 1 North. Inspired by the architecture of Tuscany and Umbria, Villagio offers luxury single family homes. When completed there will be 210 homes. The landscaped boulevard entrance leads to the development’s Main Street. Cobblestone curbs and flowering ornamental urns line the streets, and paths wind through the area that connect to open green space and playing fields outside the development or the large pond in the development. Either of the 2 home designs can be customized, with everything from an oval office to a lap pool in the basement. All homes offer 3 or 4 bedrooms, with the option of the master bedroom on the first or second level. An elevator is another option available. The clubhouse will offer an outdoor pool, tennis and bocce courts, amphitheater, putting green, and jog and bike paths, which wind around the piazza or the pond. Began in 2007, construction is continuing, and new homes are currently available. 

Plaza Grande at Old Bridge 

Plaza Grande is located off Spring Valley Road near the intersection of Route 9 North. The 279 homes are situated in 3 story elevator buildings, each with 2 bedrooms and a 1 car garage. The clubhouse offers an outdoor pool, tennis courts, library, billiard, card and game rooms, a community room and an exercise room. Built between 2003 and 2008, only resale homes are available.  

Madison Crossing at Birch Hill 

Madison Crossing at Birch Hill is located in Old Bridge on Marlboro Road near the intersection of Texas Road. Three different and distinct types of homes are available, condos, townhomes, and villas. The large 2 and 3 bedroom, single level condos are located in a mid-rise elevator building and include underground parking plus additional storage space. Multilevel Townhomes come with a personal elevator for the owner's convenience. These homes include 2 bedrooms and a bonus room and either a 1 or a 2 car garage with a basement. The Villas feature first floor master suites, loft space and an additional bedroom and bath, and a 1 or 2 car garage and include a full basement. Madison Crossing’s clubhouse offers an arts and crafts room, billiards, exercise room, pool, and tennis courts. Building began in 2005 and new construction is currently available, as well as resale homes. 

Regency Walk 

Regency Walk is located between Maple Avenue and Main Street in Helmetta, and offers single family homes with either 2 or 3 bedrooms, and a 2 car garage. The clubhouse has an exercise room. The 83 homes were built in 2004 and only resales are currently available.  

Waterford at East Brunswick 

Waterford at East Brunswick is located on Cranbury Road at the intersection of Rues Lane, adjacent to a small shopping center. Featured are 148 spacious 1 and 2 bedroom condominium units on one level with a variety of floor plans and offering balconies, full kitchens, formal dining rooms and dens with dramatic nine-foot ceilings, and separate laundry areas with washers and dryers. At the heart of Waterford at East Brunswick is The Waterford Club, the building's first-class community center. Centrally located on the main level of the luxury four-story building, The Waterford Club features a state-of-the-art fitness center and an impressive Great Room with fireplace and cozy seating. The Club also boasts a fully equipped business center and library, a theater with a large screen television and a card and billiards room. Outdoors is a large heated pool, gazebo, walkways, ponds, beautiful landscaping, and tables and chairs. Other conveniences include card-access security and ample basement storage. Began in 2005, new construction is still ongoing and both resale’s and new homes are available. 

Cedar Village 

Cedar Village is located in East Brunswick at the intersection of Ryders Lane and Tices Lane. The 190 units are situated in a 4 story elevator building with a luxury lobby. Each unit offers 2 bedrooms, and has a 1 car parking space in the underground garage. The clubhouse has an outdoor pool, putting green, bocce court, billiards and game rooms, a sauna and exercise room. Built between 2005 and 2007, only resales are available for sale. 

The Club 

The Club is located in East Brunswick on Evergreen Blvd at the intersection of Cranbury Road. There are some 1 bedroom units available in the 2 story condo buildings, either ground floor or second level, as well as 2 bedroom units, with either a 1 or 2 car garage. The clubhouse offers a pool, tennis and shuffleboard courts, and a game and exercise room. The 573 units were built in 1986 and resales are available. The age restriction in this development is for those people ages 48 and older.
